How it works

A home loan is two tax breaks in one EMI — but they live in different sections with different caps:

Frequently asked questions

How much home loan interest is tax-deductible?

Up to ₹2 lakh a year under 24(b) for a self-occupied house. There is no cap if the property is let out.

Is home loan principal deductible?

Yes — under 80C up to ₹1.5 lakh, shared with EPF, PPF, ELSS and insurance premiums.

Do these benefits work in the new tax regime?

No. Both 80C and 24(b) are old-regime-only deductions.

Can I claim interest before possession?

Not immediately. Pre-construction interest is claimed in 5 equal annual instalments starting from the year you take possession.

Does stamp duty count for tax benefit?

Yes — stamp duty and registration charges paid in the purchase year count toward the ₹1.5L 80C limit.

What if I have two home loans?

Each property gets its own 24(b) treatment; the ₹2L cap applies per self-occupied property. 80C’s ₹1.5L cap is combined across everything.

Is a joint home loan better for tax?

Often yes — each co-owner who repays can claim 80C up to ₹1.5L and 24(b) up to ₹2L in their own return.

Why does my deduction change every year?

EMIs are interest-heavy early on and principal-heavy later, so 24(b) shrinks and 80C grows as the loan ages.

Can I claim HRA and home loan benefits together?

Yes, if you live in a rented house in one city while your owned house is elsewhere (or let out) — genuine cases allow both.

What happens to the benefit if I prepay?

Prepaying cuts future interest, which shrinks your 24(b) deduction — worth weighing against the interest you save, especially in the old regime.
