Top-up Loan vs Personal Loan Calculator

How it works

If you already have a home loan, a top-up lets you borrow extra against the same property at near-home-loan rates (9–10.5%) with tenures up to 15–20 years. A personal loan is unsecured: 11–16% and max ~5–7 years, but disbursed in days.

On ₹8 lakh, the difference is stark: a 10-year top-up at 9.5% costs ~₹4.4 lakh in interest; a 5-year personal loan at 13% costs ~₹2.9 lakh. Wait — the personal loan looks cheaper? Only because the tenure is half. Match tenures and the top-up wins by a mile; stretch the top-up to 15 years and you pay more total interest for lower EMIs.

Rule of thumb: match the loan to the need. Short need (2–4 years)? Personal loan's speed may justify the rate. Big need (home extension, education)? Top-up's rate + tenure wins — just do not take 15 years for a 5-year need.

Frequently asked questions

What is a top-up home loan?

An additional loan from your existing home-loan lender, secured against the same property. Rates run 0.5–1.5% above your home loan rate — far below personal loan rates — with tenures up to 15–20 years.

How much top-up can I get?

Typically up to 70–80% of the property's current value minus outstanding home loan, subject to your income eligibility. Lenders re-verify income and property value.

Is top-up interest tax-deductible?

Only if used for the house itself — purchase, construction, repair or extension (then 24(b)/80C apply proportionally). Used for a wedding or travel, no deduction. Keep usage proof.

Why does a longer tenure sometimes cost more total?

Interest accrues on the outstanding balance over time. A 15-year top-up at 9.5% on ₹8L costs ~₹7.2L interest vs ~₹4.4L over 10 years — you pay ₹2.8L extra for lower EMIs.

Which is faster to get?

Personal loans: same-day to 48 hours, minimal documents. Top-ups: 1–3 weeks — property revaluation, income re-verification and registration of the additional charge take time.

Can I foreclose a top-up early?

Yes — floating-rate top-ups have no prepayment penalty for individuals (RBI rule). Fixed-rate ones may charge 2–3%.

Does a top-up affect my home loan?

It is a separate loan account with its own EMI, though secured on the same property. Your original home loan terms do not change.

What can I use a top-up for?

Anything — lenders rarely restrict end use (unlike the original home loan). Common uses: home extension, education, medical, business, debt consolidation.

Top-up vs loan against property (LAP)?

Similar idea; LAP is for those without (or with) a home loan from any lender, usually at slightly higher rates (9.5–12%) with more paperwork. Top-up with your existing lender is simpler and cheaper.

Will it hurt my credit score?

A new enquiry dips it slightly; on-time payments help it. Two EMIs raise your debt-to-income — keep total EMIs under 40–50% of monthly income.
